Otis Senior Housing

We were the lead architect for the developer team led by the Bernal Heights Neighborhood Center for the historic renovation of this former juvenile hall and detention home. The conceptual design for this slender highrise building created (70) senior mini-studios. Because of the historic status of 150 Otis Street, the exterior materials were to be retained while the interiors were to be adaptively used and rehabilitated consistent with the Secretary of Interior Standards for Rehabilitation. Besides honoring the historic features of the building, the design also focused on innovative green building techniques such as daylighting, natural ventilation, high indoor air quality, thermal insulation, resource-efficient finish materials, and water conserving fixtures. The estimated construction budget at conceptual design was $16.3 million.
